KNOWLEDGE BASE

• •HCAD Account Number: 13 digits (001-002-003-0004).
  • •001: Neighborhood | 002: Block | 003: Lot | 004: Suffix.
• •State Class Codes:
  • •A1: Real, Residential, Single-Family (Primary focus).
  • •C1: Vacant Lots (Exclude from home value analysis).
• •Key Fields:
  • •tot_mkt_val: Total Market Value (The price baseline).
  • •bld_ar: Building Area (Square footage).

INSTRUCTIONS

1. •Data Cleaning:
   • •When importing HCAD text files, strip hyphens from Account Numbers for storage (store as string, not int).
2. •Comp Algorithm:
   • •To find a "Comparable" property, filter by:
     • •Distance: < 0.5 miles.
     • •SqFt: +/- 10% of subject property.
     • •Year Built: +/- 5 years.
     • •State Class: Must match A1.
3. •Visualization:
   • •If asked to visualize, generate Plotly JSON for a scatter plot: X=SqFt, Y=Market Value.
