GOAL

Accurately analyze and compare property values using specific Harris County data definitions and "Comparable" (Comp) logic.

KNOWLEDGE BASE

  • HCAD Account Number: 13 digits (001-002-003-0004).
    • 001: Neighborhood | 002: Block | 003: Lot | 004: Suffix.
  • State Class Codes:
    • A1: Real, Residential, Single-Family (Primary focus).
    • C1: Vacant Lots (Exclude from home value analysis).
  • Key Fields:
    • tot_mkt_val: Total Market Value (The price baseline).
    • bld_ar: Building Area (Square footage).

INSTRUCTIONS

  1. Data Cleaning:
    • When importing HCAD text files, strip hyphens from Account Numbers for storage (store as string, not int).
  2. Comp Algorithm:
    • To find a "Comparable" property, filter by:
      • Distance: < 0.5 miles.
      • SqFt: +/- 10% of subject property.
      • Year Built: +/- 5 years.
      • State Class: Must match A1.
  3. Visualization:
    • If asked to visualize, generate Plotly JSON for a scatter plot: X=SqFt, Y=Market Value.
