Analysis Framework

1. Market Overview

Gather fundamental data:

  • Metro population and trend
  • Major industries and employers
  • Economic drivers
  • Housing supply/demand dynamics

2. Regulatory Environment

Must Research:

  • Rent control (statewide and local)
  • Eviction process and timeline
  • Landlord licensing requirements
  • Security deposit rules
  • Source of income discrimination laws

3. Price & Rent Analysis

Key Metrics:

  • Median home price (Zillow ZHVI)
  • Median rent by bedroom (Zillow ZORI)
  • Price-to-rent ratio
  • 5-year price appreciation CAGR
  • 5-year rent growth CAGR

Interpretation:

  • P/R ratio <10 = cash flow friendly
  • P/R ratio 10-15 = balanced
  • P/R ratio >15 = appreciation focused

4. Employment Analysis

Research:

  • Top 10 employers with employee counts
  • Industry diversity
  • Employment concentration risk
  • Unemployment rate vs. national
  • Major employer stability

Concentration Risk Scoring:

  • Top 5 employers <20% of workforce = Low risk
  • 20-35% = Moderate risk
  • 35% = High risk

5. Section 8 Analysis

HUD Fair Market Rent:

  • FMR by bedroom count
  • FMR as % of market rent
  • Section 8 viability assessment

Strong Section 8 market: FMR ≥ 90% of market rent Weak Section 8 market: FMR < 75% of market rent

6. Submarket Identification

Identify 3-5 target submarkets with:

  • Median price below metro median
  • Price-to-rent ratio above metro average
  • School ratings C+ or better
  • Crime below metro average
  • VCF yields achievable

7. Deal Validation

Find 3-5 sample listings that prove VCF yields are achievable:

  • Estimated rent from comps
  • Quick VCF calculation
  • Estimated yield

8. Risk Assessment

Document market risks:

  • Regulatory changes (pending legislation)
